VANDERPUMP Rules Season 11 will include Ariana Madix and Katie Maloney’s business crisis, a steamy hookup between two co-stars, and a jaw-dropping lawsuit, The U.S. Sun can exclusively reveal.
The VPR cast – Lisa Vanderpump, Ariana Madix, Katie Maloney, Lala Kent, Tom Schwartz, Tom Sandoval, James Kennedy, and Scheana Shay – return for another season when the show premieres on January 30 on Bravo.

SCHWARTZ VS. KATIE
One of the shocking revelations in the upcoming episodes – apart from Scheana and Schwartz’s bombshell that they made out in Vegas – is that Schwartz also makes out with the same girl his ex Katie is seen kissing in the trailer.
The U.S. Sun exclusively revealed the girl to be bisexual singer, Tori Keeth.
The 25-year-old singer-songwriter ends up in an apparent love triangle between the exes.
Tom admits in the trailer that he’s never been in a love triangle before, while Katie declares, “May the best one win.”
Not only has Tori been a long-time friend of Scheana for years, but she also performed at the mom of one’s wedding to Brock Davies.
Unearthed pictures posted to X, show that Tori was at the couple’s wedding venue in Cancun, posing in the pool, which happened to be the same place Schwartz kissed Raquel Leviss.
TOM VS. ARIANA
Last season, Vanderpump Rules fans watched as Sandoval’s months-long affair with Raquel came to light.
Raquel, who now goes by Rachel, has chosen not to take part in the new season, and instead, launched a podcast to share her side of the story.

However, Sandoval and Ariana deal with the aftermath of the affair and attempt to live separate lives – as much as they can when they’re not forced to film together.
In the teaser, the Dancing With the Stars alum is seen screaming at her ex, “Ruin my life, my home, and then f**king attempt to kill my f**king dog, my lawyer will be dealing with you.”
Since then, it has been revealed that Ariana’s threat to sue has turned into an official lawsuit.
Ariana filed a suit against her ex in Los Angeles Superior Court at the beginning of this year after the former couple could not agree on how to sell their home.
The court docs state that Ariana wants a “partition by sale” meaning she wants a judge to order them to sell the home and split the cash from the sale.
She’s not interested in a “division of kind” which would allow them both to keep ownership interest in the property.
Meanwhile, also in real life, Ariana is spending most of her time in New York City with her new boyfriend Daniel Wai – who briefly appears this season – as she prepares for her upcoming Broadway gig as Roxie Hart in the play Chicago.
SANDWICH SHOP DRAMA
Another storyline this season, according to an insider who spoke to The U.S. Sun, is the opening delay drama of Katie and Ariana’s sandwich shop, Something About Her.
“The drama for next season is wild, but what’s even more shocking are all the issues Something About Her has been dealing with,” a source spilled.
“Everything about what’s going on with the store is going to unfold this season and give fans the answers they’ve been seeking.”
Furious fans demanded to know the opening date of the business after the VPR stars launched new merchandise in December.
“Ariana and Katie made it seem like they knew what they were getting into when it came to opening a shop, but the reality is, they are not business people and took on more than they could handle,” the source added.
“Lisa Vanderpump had to step in and give them a lot of advice.”
What fans will see this season is scenes that were set up for the show to “continue a storyline,” the insider claimed.
“There have been a lot of staged scenes at Something About Her to basically continue the storyline about the shop,” they said.
After spending nearly $1 million on renovations – including knocking down the front patio and awaiting approval to build a new one – the shop is still not ready to open as permits with the city have pushed back the opening multiple times.
WHAT ELSE IS TO COME
Other secrets include an appearance from ousted VPR cast member Jax Taylor, who briefly returns to the show.
There is also tension between Ariana and Lala, as well as Ariana and Scheana.
In the trailer, the tension is teased between the Single AF author and Brock’s wife as Katie warns Scheana about reconciling with Sandoval.
“Scheana, if you’re gonna be friends with him, she’s gonna f**king cut you off so think about your next move very carefully,” she said.
The trailer also teased Lala and Ariana seemingly butting heads after the cheating scandal.
Randall Emmett‘s ex stood up as she shouted, “I’ve never experienced somebody who gets cheated on and suddenly she becomes God.”
Fans of VPR were split with the girl fight, with one writing, “I need to know the context, but she’s not wrong. They all cashed out on it though.”
“I don’t particularly care for Lala but did she lie? And to be honest it was them that made Ariana ‘God’ by pacifying her, when she was the Raquel in that relationship when Tom was cheating on his ex. And they know it. Karma spins the block,” a second wrote.
