Hollywood stars Ben Affleck and Jennifer Lopez are yet to sell their sprawling Beverly Hills marital mansion, 100 days after putting it up for sale.
The couple, who are in the middle of a divorce, purchased the home in May 2023 for $60.8 million; however, due to renovations, they are asking for $68 million for the property.
Jennifer Lopez and Ben Affleck are also in mediation with a top divorce lawyer to properly share their assets before finalizing their divorce.

Why Jennifer Lopez And Ben Affleck’s Mansion Is Still Unsold
Famous real estate broker and the star of “Selling Sunset,” Jason Oppenheim, recently shared that Affleck and Lopez shouldn’t be too bothered by the amount of time it has taken to sell their mansion, noting that such massive properties tend to take at least six months to find a buyer.
While speaking to Realtor.com, he shared, “It would have been surprising for the house to sell in less than 100 days,” adding that “most homes of this magnitude are on the market for six months, and in many cases significantly longer.”

The outlet shared a number of factors causing a delay in the sale of the mansion, noting that expenses associated with the sale would result in a smaller pool of potential buyers. They also noted that people who can make such costly purchases tend to delay in hopes of a price reduction.
Another significant factor is the estimated $283,666 the homeowner would likely spend each month on taxes, security, and homeowners association dues.
Lopez and Affleck’s home is also competing with other luxurious properties in Los Angeles, making it more difficult to sell.

According to the Daily Mail, Oppenheim further noted that Lopez and Affleck should be prepared to take a financial hit when their home finally sells.
“It’s likely they will sell the house in the $58 million to $60 million range,” he said, “thus they could lose several million dollars on the sale.”
Oppenheim added that the estate’s location makes Lopez and Affleck’s plans to sell more difficult.
He said the ex-couple will have to pay a mansion tax of more than $3 million because the house “is located in the Beverly Hills Post Office area, which is technically in the city of Los Angeles” and “not the independent city of Beverly Hills.”
“They could lose more than an additional $5 million after commissions, taxes, etc,” Oppenheim added.

The reality TV star also noted that the hefty tax has had “a devastating impact on luxury sales in Los Angeles, with sales over $5 million down over 60 percent since the tax took effect in 2023.”
Oppenheim claims that the fallout of the tax led to many sellers deciding “not to sell, and many buyers choosing to purchase in Beverly Hills, Newport Beach, Malibu, or simply deciding to leave California altogether.”
As they try to sell their marital home, Affleck has already purchased a new home for $20.5 million in the Los Angeles Pacific Palisades area. Lopez, on the other hand, has been seen house hunting and has yet to find a new home.

During a recent chat with Interview Magazine, the singer finally discussed her split from Affleck and how it affected her.
Lopez shared that the breakup was “f-cing hard,” confirming that her decision to file for divorce in August was a difficult one.
She also revealed that her split from Affleck has been quite the emotional rollercoaster. While she has yet to process it fully, she has learned some deep lessons about herself.
“It feels lonely, unfamiliar, scary. It feels sad. It feels desperate,” the singer told the publication.

In the interview, Lopez was asked if she felt regret for making the move to end her two-year marriage to Affleck.
In response to the question, she noted that she has no regrets, saying, “not [for] one second.” The singer admitted that although she almost didn’t survive the aftermath of her decision, she knew she needed to experience the pain to move on with her life.
Lopez said, “I think to myself, ‘F-ck, that is exactly what I needed. Thank you, god. I’m sorry it took me so long. I’m sorry that you had to do this to me so many times. I should have learned it two or three times ago. I get it. You had to hit me really hard over the head with a f-cking sledgehammer. You dropped the house on me. Don’t have to do it again.'”
The Ex-Couple Is Working Quietly To Settle Their Divorce
Instead of battling it out in court, Lopez and Affleck have been working on settling their divorce through mediation.
The former lovers have been seen meeting with “disso queen” Laura Wasser, leading many to believe that the attorney will help them in the process, especially when it comes to matters involving their shared assets and properties.
Meanwhile, the former couple has remained amicable despite their separation, having been seen hanging out with their children from their previous marriages on numerous occasions.
